House with gite for sale near Dinan

St Solen is a lovely village, just 5 minutes’ drive south-east of Dinan, in the so-called ‘golden triangle’ for holiday letting,
and close to Lanvallay, with its supermarkets, post office, newsagent and other facilities. This property, which comprises two
independent units, is situated in the centre of the village, close to the church and the village shop and bar. It is built of
stone under a slate roof and has been recently renovated throughout, in what most would agree is very good taste, with a light
and bright decor. It would be ideal for renting as gites, with a good financial return, with the additional benefit of
availability as a holiday home for the owner. The two units could also be converted into one dwelling.

The ground floor comprises an open-plan sitting room with original fireplace and a kitchen area, a good-sized bathroom with WC,
hallway and bedroom.

The other unit is larger, comprising the two upper floors, and consists of a large kitchen/dining room,
separate lounge with fireplace and wood-burning stove, large built-in bookcase and full-width cupboards, and stairs to a bedroom,
bathroom with WC, and a walk-in wardrobe. The property is double glazed, and the upper part is currently in use as a family home.
Heating is by wall-mounted heaters; the property also benefits from mains drainage.

Medieval Brittany seems most alive and real in Dinan. Behind the stone ramparts and castle, the old centre of the town is lively
and vibrant. The sagging wood framed medieval buildings seem to lean on each other, and today house restaurants, shops, bakeries
and crêperies. The town sits high above the River Rance and the old Port of Dinan which these days caters for yachts and cabin
cruisers rather than merchant vessels.
The ferry port of St Malo is about 40 minutes’ drive away, and the airport at Dinard a little closer. The budget airline link
between Stansted and Dinard provides a popular alternative to the longer ferry crossing. Fast ferry crossings are available from
UK to Cherbourg (about two and a half hours’ drive from Dinan) and from the Channel Islands to St Malo during spring, summer and
early autumn. There is no land with the property but parking spaces car outside the property.
Email me here for the details of the owners.

It is now sold.
